Built at a cost of over $35 million, the 400 Galleria Office Building and Parking Garage is an 19-story office tower containing 468,000 SF of area. The concrete frame structure has a granite, precast, and glass exterior. The high-quality finishes in the public areas include extensive stone flooring and millwork. Appended to the building, the 408,000 SF parking deck is a eight-level concrete frame structure accommodating 1,234 cars.

Draper & Associates was retained by the general contractor to provide scheduling and project control services for this Class "A" office building. Because all concrete work was self-performed by the general contractor, the owner achieved substantial dollar savings. The stringent project controls established by Draper & Associates resulted in a reduced schedule, and enabled the project to get on a pace where they placed a 24,500 square foot floor slab every three working days. From May to October, construction ran from about 3:00 a.m. to 7:00 p.m. for at least six days a week. Some times it was seven days a week. Perhaps one of the fastest building projects of its magnitude in the Atlanta region, Galleria 400 construction took only 15 months.
