Draper & Associates provided project planning and control services to the Augusta Housing Authority on the Allen Homes Modernization. This challenging project included the complete modernization of 38 buildings which comprise 150 units, plus the construction of a new activities building. The project also required that the general contractor complete buildings in various parts of the project site in order to relocate tenants with minimum disruption. The construction was complicated by the requirement to abate asbestos and lead based paint from the units before starting demolition.

The project management assistance that Draper & Associates provided included overall planning to comply with the Augusta Housing Authority's desired sequencing and detailed scheduling for progress and control by the general contractor, and included managing materials and equipment procurement, crew flows, subcontractors mobilizations and demobilizations, and the inspections by the Housing Authority and the Architect.

Draper & Associates conducted bi-weekly project coordination meetings with the Housing Authority, the general contractor and principal subcontractors. During these meetings, progress was measured and correlated to the Overall Project Schedule, action items were identified with responsibility for completion and commitments for completion dates, and detailed near-term scheduling was developed to ensure timely accomplishment of Overall Project Schedule target dates. Updated schedules and complete documentation were provided promptly to the Housing Authority and to the contractors.
