Draper & Associates was engaged by Luxury Resorts International to assist the General Contractor, Stiles Construction, on this project to provide all construction-related services and implement a systematic process that would establish and manage the project's schedule and monitor all areas of the project's development, as well as act as the liaison between all parties.
The construction of The Atlantic, a 124-unit luxury condominium hotel (condo hotel) situated directly on the famous Ft. Lauderdale beach overlooking the Atlantic Ocean, began in mid February and is expected to be complete in in early 2004. The 15-story building, designed in an Italian Renasissance style, will be run by a division of Starwood Hotels & Resorts, best known for its Sheraton and Westin chains.
The condo hotel phenomenon is founded on the development of condominiums in which owners put their units into a pool to be rented for hotel stays for a certain amount of the year. The units will be marketed to a mix of business and leisure buyers and will have numerous services and amenities, including:
- A fourth floor sun deck with outdoor pool, spa and outdoor café and bar
- A heated fifth floor swimming pool with ocean view
- Gourmet restaurant with ocean view
- A 7,000 square foot fitness center
Draper & Associates responsibilities on this project were the following:
- Develop the Overall Project Schedules with detailed design and construction activities.
- Conduct project meetings and maintain all project records
- Facilitate project communications between the Owner, General Contractor, hotel operator and other specialty consultants.
- Submitted project reports and update schedules
- Facilitate onsite job coordination meetings with General Contractors and all sub-contractors.
- Conduct project site evaluations to track the progress of the project.
