This complex project involved high-end finishes for the corporate offices for the Georgia Lottery Corporation. Draper & Associates provided comprehensive scheduling and project controls for this $3.3 million tenant build-out project located in the Inforum in downtown Atlanta.
The project entailed interior demolition and build-out, including: all new ductwork, extensive HVAC work, computer room with 2,500 square feet of raised floor and an HVAC floor unit, conference and training facilities, board room, break rooms, and executive and general office areas.
The unique design, involving curved walls, numerous soffits, and suspended ceilings, required extensive drywall finishes. In order to complete the project within the prescribed timeframe, two of Atlanta's finest drywall subcontractors were utilized in a required production "race." Outstanding results were achieved in remarkable time.
The project presented numerous unique technical requirements in addition to the 10-week schedule. The entire area is a secured environment with an extensive security system featuring card-access proximity readers. To accomplish fit-up by close-out, the computer room had to be completed within three weeks. As a result of Draper & Associates' strict schedule discipline and the General Contractor's creative management techniques and construction practices, the client was able to move from temporary office space into the new corporate headquarters on time, with no modifications to the design.
