Atlanta Marriott Marquis Facade Renovation

For the past two years, Draper & Associates has provided Program and Project Management services for the Host Marriott Corporation at one of the largest hotels in the Southeast. The Atlanta Marriott Marquis Façade Renovation Project was a multi-year, multi-phased, multi-million dollar project involving project team members from the Atlanta area as well as Boston, New Jersey, and the Washington D.C. Metropolitan area. The project encompasses the demolition and removal of existing concrete railings, repair of water-damaged concrete, and waterproofing of the 47-story Atlanta Marriott Marquis.

Throughout the Façade Renovation Project, Draper & Associates provided a wide-array of program and project management services ranging from strategic planning - financial implications of closing the property - to tactical implementation - facilitating the design process for a waterproofing detail on each balcony. The technical construction requirements of the project include:

  • The reconfiguration of every window from a sliding glass door configuration to a reinforced fixed pane configuration
  • The removal of 1,836 concrete railings
  • The repair, sealing and waterproofing of concrete composing the 47-story building

It was Draper & Associates' responsibility to oversee the timely and efficient completion of this work while coordinating with the hotel operations staff to allow for maximum occupancy with little to no inconvenience for hotel guests. Draper & Associates facilitated the development of occupancy goals and guidelines for each phase of work based on the construction requirements and input from the operational staff.

The project's sheer magnitude, diversity of work requirements, and hotel work environment have required a flexible application of the project management skills developed by Draper & Associates consultants.
