This complex project involved both life safety retrofit and tenant projects within Peachtree Summit, a 30-story, 800,000-square-foot office building. Draper & Associates provided comprehensive scheduling and project controls for this $15.5 million project, owned by the General Services Administration.
For the life safety retrofit segment of the work, the General Contractor installed complete sprinkler and smoke removal systems, modified the fire alarm system and stairway handrails, and compartmentalized the lobby and atrium areas, all on a design-build basis. Further, the contractor installed a glycol cooling system for those tenants who required 24-hour cooling for computer and other operations.
For the tenant renovation segment of the project, the General Contractor completed work for government agencies, including the IRS Regional Office, IRS District Office, Public Health Service, Federal Credit Union, Department of Commerce, Merit System Protection Board, GSA Regional and Field Offices, Federal Supply Service, and Government Printing Office and Plant. The scope of work included architectural and engineering services; all interior finishes, such as millwork, carpeting, access flooring, paint, and wall coverings; and HVAC, plumbing, and electrical requirements for approximately 500,000 square feet of space.
Draper & Associates provided both construction schedule development and construction monitoring services during all phases of the project. Draper & Associates conducted bi-weekly update meetings during the construction phase, reviewing progress with the Owner, General Contractor, and all active Subcontractors. Near Term Schedules, detailed day-to-day implementation schedules derived from the Overall Project Schedule, served as the focal point of discussion during the update meetings.
Other supporting tools included the Action Item Agenda, which tracked key decisions and actions; the Trend Analysis Chart, which projected the impact of current progress on overall project completion; and the Material Status Log, which identified the status of key materials. Updated Near Term Schedules and Progress Reports were prepared and distributed to all Project Team members within 48 hours of the bi-weekly update meetings. |
