Draper & Associates was selected to serve as the Owner's representative in the development of feasibility pricing package for the Ritz-Carlton, Buckhead Hotel in Atlanta, Georgia. This Ritz-Carlton hotel is an existing 553-room hotel building with a small existing swimming pool and fitness center. This project contemplated the selected demolition and reconstruction of approximately 17,000 square feet of conference and office space, and the addition of a 35,000 square feet luxury spa with a planned fitness center, massage treatment rooms, locker rooms with sauna and whirlpool, retail space, a beauty salon and a roof garden.
Draper & Associates responsibilities in this project included the following:
- Developed the scope of services for the Architect.
- Negotiated the Architect's agreement on behalf of the Owner, including the fee and design schedule.
- Conducted project meeting and maintained all project records.
- Evaluated the conceptual designs for conformity with the Owner's program, goals and objectives.
- Facilitated project communications with the Owner, hotel operator and other specialty consultants.
- Reviewed consultant invoices for form, accuracy, and current status of the work and recommend Owner approval or denial of payment.
- Interviewed and recommend contractor's to solicit for pricing proposals.
- Developed the pricing package for release to general contractors, including a detailed design narrative.
- Conducted a pre-submittal site evaluation for the contractors.
- Responded to contractors' questions during the solicitation period.
- Prepared quantitative and qualitative bid analysis for the Owner's review, including an analysis of the various factors influencing the costs and the impact eh construction activities will have on the on-going hotel operations.
The project deliverable for this project was a feasibility pricing package to be used by the Owner in developing the pro-forma financial evaluation of the project. |
