With only eleven months to complete the 78,000 SF diagnostic center and shell the remaining 155,716 SF of the building, the general contractor knew the schedule was going to be tight. DRAPER & ASSOCIATES was retained to provide the necessary scheduling and project controls to meet this demand.

Construction began in January 1996. However, one month before ground was broken, the owner added two additional floors to the plan which had to be completed within the same time frame. This aggressive project consisted of an outpatient diagnostic center and medical office building addition of six floors and 225,00 SF of new construction and a 10,000 SF renovation at a cost of $20 million and a parking lot at a cost of $1.5 million.

This successful project demonstrates the versatility of Draper & Associates' services. The different levels of services, along with the diverse group of participants, is typical of Draper's involvement on complex, multiphase projects. The phasing of construction activities was developed then monitored throughout the project to control the progress and interfaces with the various participants. Problems were identified early on and tracked until resolution took place. Through implementation of these project controls, Draper & Associates was instrumental in ensuring this complex project was completed on schedule.

On December 8, 1996, Spartanburg celebrated its 75th Anniversary with the opening of the 78,000 SF Regional Outpatient Center. Due to the workmanship, quality, attention to detail, and outstanding schedule performance, the owner of the facility awarded the general contractor $22,300,000 in additional work and committed to more future work.
