Time Impact Analysis (TIA)
Time Impact Analysis is the determination of a potential “forward looking” schedule impact. Typically completed when a differing site condition is encountered, or additional work is added to a project. Draper & Associates will assist in determining all the activities; design, procurement, and work that must be accomplished to complete the added/changed scope. Once the activities have been identified and time estimated to complete each activity is determined a “Fragnet or Subnetwork” is created. This “Fragnet or Subnetwork” of activities that is inserted into the current approved project schedule and the potential impact to the project is determined. This TIA can be utilized by the Owner and Contractor to negotiate a revised completion date. Draper & Associates is uniquely qualified utilizing its experience with hundreds of projects, by construction professionals to determine the potential impacts to projects.
Delay Analysis
Delay Analysis is normally done after the project has been impacted. This is a comprehensive review what happened in the past. This involves the review of Contract Documents, meeting minutes, schedule updates up to and including the delay. Draper & Associates will analyze the quality of the project schedule, utilizing the contractual documents, industry standards and court accepted methodologies to create an as-built schedule utilizing graphic format to understand impacts that occurred during the completion of the project.
Recovery Schedule
When a project delay occurs during the life of a project Draper utilizes the current Overall Project Schedule (CPM Network) to create a Recovery Schedule with the least impact to project resources. This is done on the Near-Terms Schedule to show a new work flow, that over a set period of time will bring the project back on schedule or at a minimum reduce the time impact to the project.
